At DNH Property Inspections, our pool and spa inspections are designed to give you peace of mind about the safety, functionality, and condition of these high-value features. We perform a detailed visual and functional evaluation of the pool or spa and its components, based on what's accessible at the time of inspection.
We begin by inspecting the visible shell of the pool or spa, including the coping, tile, and decking, noting any cracks, damage, or signs of wear. We check the skimmer baskets and visible plumbing where accessible.
Next, we move to the equipment pad, where we examine pumps, blowers, heaters, and filters. We inspect for visible signs of damage, leaking, corrosion, and ensure proper bonding and grounding where visible. We operate the system in service mode only—this allows us to test the functionality of pumps, heaters, blowers, water features, lights, and automatic cleaners, if they can be safely operated from the pool control panel.
For safety, we evaluate any present fencing, self-closing gates, and other physical barriers intended to restrict unsupervised access. We note the presence or absence of required safety features, though alarm systems and access sensors are not tested as part of the inspection.
